Once a Client is ready to sign a contract with a builder they make a big mistake. They sign whatever the builder has put before them. A builder will present a contract to the Client and the Client will say ‘ok, great, it says they will build my house for £200,000 in 40 weeks and based on the latest Architects drawings’. And they sign.
A Client should never just sign a builders contract. They should use their own contract or at the very least have the builders contract checked out by a professional.
If a Client does not do this then they are personally signing up to a legal document that could threaten their personal finances, their family’s future—everything.
Why would a sane person do this? Why do we all sign the terms and conditions on an online purchase without reading them…..its because 1) we want the product now 2) the terms and conditions are several pages long and most importantly 3) the product is convenient and there is no real ramifications if something goes wrong.
But should a construction contract go wrong then you could be talking losses of tens of thousands or hundreds of thousands of pounds.
So a smart Client needs to take the time to ensure the contract they sign is fair.
